The 40 Eastbourne Terrace offices of engineering contractor CB&I have been refurbished by architect Fletcher Priest.
A major part of the project was installing a lighting control system that was fully flexible. The Philips LightMaster control system is designed to accommodate future upgrades and additions, crucial to many new office developments where clients may wish to take whole or part floors or even a mix of the two. The fact that offices may be fully or partially occupied has a major implication on energy consumption costs. When lighting controls are correctly applied, energy costs can be reduced by up to 30% in comparison with conventional switched lighting. The light control system installed ensures light is always adequate for efficient work performance, but not excessive.
The project took advantage of the natural daylight that pours in to the full height atrium around which the office space is arranged. Multiple light sensors were installed around the periphery of the building measuring the amount of natural light coming in. The system automatically dims the luminaires within the area, so a constant level of light is maintained in the working space. The luminaires can also be programmed to switch off as daylight takes over altogether.
